This page sets out what we charge, what is included in that price, what is not included even though you might reasonably expect it to be, how long a transaction typically takes, the key stages involved, and the experience and qualifications of the people who will handle your matter.
You can obtain a full quotation immediately using our online quote calculator. It gives you a total figure on screen, including all disbursements other than Stamp Duty Land Tax, and you do not need to speak to anyone or wait for a call back to see it.
The indicative prices set out below give you a general idea of our charges before you use the calculator. They are typical figures for a straightforward transaction. Your own quotation may be higher or lower depending on the circumstances of your matter, and the factors that affect this are listed further down this page.

MJP Conveyancing Ltd is registered for VAT under number 157917571. VAT is charged at 20%. All our legal fees are subject to VAT at 20%. The figures in the tables below are shown both excluding and including VAT so that you can see the amount of VAT payable. Some disbursements attract VAT and some do not, and this is identified in each table.
Disbursements are payments we make to third parties on your behalf, such as search fees and HM Land Registry fees. We handle these payments for you. Other than Stamp Duty Land Tax, all anticipated disbursements are included in the total figures shown below and in any quotation produced by our calculator.

Stamp Duty on a transfer of equity. Stamp Duty Land Tax can be payable on a transfer of equity where the person acquiring the share takes on a share of an existing mortgage or pays money for the share. This is known as chargeable consideration. We will advise you on whether it applies in your case.
Stamp Duty Land Tax is a tax payable to HM Revenue and Customs on most purchases. It is not part of our fee and it is not included in the totals shown above.
The amount depends on the price, on whether you are a first time buyer, on whether you already own another property, and on your residence status. Because the rules and rates change, we do not publish an estimate of the tax itself. You can calculate the amount you will pay using the HM Revenue and Customs calculator:

Our fee covers all the legal work required to complete a standard transaction of the type you have instructed us on. For a purchase, that includes taking your instructions, checking your funding, reviewing the contract and title, carrying out searches, raising and reviewing enquiries, advising you on the documents, reporting to you and to your lender, exchanging contracts, completing, submitting your Stamp Duty return and registering you at HM Land Registry.

If the information you give us at the outset turns out to be incorrect or incomplete, or if an unexpected problem arises, we may need to increase our fee. We will always tell you about any additional charge, and obtain your agreement to it, before the work is carried out.

We may also need to revise our fee if there is a change in the rate of VAT, or a change in a third-party charge that is outside our control.
On a leasehold purchase or remortgage, the landlord or management company will charge fees that are set out in the lease. We cannot give you a fixed figure for these until we have seen the lease and had confirmation from the landlord or managing agent. The usual ranges are:

These fees vary between properties and can on occasion be higher than the ranges given. Further fees may apply where more than one management company is involved. Ground rent and service charges will be payable throughout your ownership of the property. We will confirm the exact figures as soon as we receive the lease and the landlord's information, and we will report them to you before you are committed.
Where you are selling and there is an outstanding mortgage to redeem, or a loan secured against the property, additional fees may be payable to the lender. We will give you accurate figures once we have reviewed your redemption statement.
On a sale, we ask for an initial payment of £200, which is non-refundable and is applied towards our fee.
On a purchase, we ask for an initial payment of £200, which is non-refundable and is applied towards our fee, together with the cost of your searches.
All remaining fees, disbursements and Stamp Duty must be paid and cleared funds must be with us no later than 24 hours before the agreed completion date. Where you are selling at the same time, we can by prior agreement take our fees from the sale proceeds.

These are typical figures based on our own experience. How long your transaction takes depends on several factors, most of which sit outside our control. The length of the chain is usually the most significant. A first-time buyer with a mortgage offer already in place and no chain can complete considerably more quickly than the ranges above. A leasehold purchase where the lease needs to be extended, or where information is slow to arrive from a landlord or managing agent, can take significantly longer, sometimes three months longer than usual. Where that happens, additional charges may apply and we will discuss them with you first.
We operate a remote online conveyancing service, so you never need to visit our offices. Most of the process is handled through secure document sharing and paperless workflows using our own cloud-based case management system, known as QC. We charge the same fee whether you deal with us online or by telephone.
Your matter will be handled by a member of our residential conveyancing team, and will be supervised throughout by a solicitor. Whoever works on your file, you will be told at the outset who they are, what their status is, and who supervises them.
Our team of over 30 people works exclusively in residential conveyancing. Between them they have 119 years of combined experience in this field. Six members of the team are qualified solicitors or licensed conveyancers, with between 1 and 44 years of post-qualification experience. The remainder are conveyancing executives, paralegals and assistants with between 1 and 6 years of experience in residential conveyancing, all of whom work under the direct supervision of a qualified solicitor.
We have expertise in leasehold work, including transactions affected by the Building Safety Act 2022.
David Pett, Director and Senior Solicitor. David qualified as a solicitor in 1982. As the firm's Managing Director, David is passionate about using technology to streamline property transactions and is committed to driving progress in the property sector and ensuring our practices remain robust and forward-thinking. David is also the firm's Risk and Compliance Director and Money Laundering Reporting Officer.
Ben Pett, Director and Senior Solicitor. Ben qualified as a solicitor in 2019 and has since specialised in leasehold, new build and shared ownership transactions. Ben typically oversees 100 transactions within these specialisms. Alongside his commitment to providing all clients with an excellent service, Ben is also passionate about helping young lawyers gain experience and develop their careers and is responsible for overseeing development of our trainees and apprentices.
Emma Pett, Director and Senior Solicitor. Emma qualified as a solicitor in 2020 and became a specialist in the exchange and completion stages of a property transaction at this time. This involves supervising a team of dedicated lawyers to ensure smooth exchanges and completions for all clients at the firm and handling up to an average of 200 clients per month. Additional responsibilities include upholding high training standards and excellent client service levels throughout the firm.
Thomas Keene, Senior Solicitor. Tom qualified as a solicitor in 2016 and has since specialised in overseeing the progress of freehold purchase transactions, whilst also providing his expertise in advising and supervising more junior members across the firm's departments. Tom typically oversees 200 to 250 transactions and has honed his approach to be able to handle a high volume of transactions without compromising on delivering exceptional client service and legal insight. With previous experience working in commercial matters, Thomas brings in-depth property knowledge to the firm and his role.
Kaitlyn Griffin, Associate Solicitor. Kaitlyn qualified as a solicitor in 2024 and works across a variety of departments at the firm, contributing to our Sales, Purchase and Exchange and Completion Departments. As a solicitor at the firm, she also dedicates time to running our Commercial Outreach initiatives such as charity fundraisers and overseeing work experience placements.
Megan Stevens, Associate Solicitor. Megan qualified in 2025 and has since settled into our Purchase Department as a supervising solicitor of the team alongside Thomas Keene. She assists Thomas in managing the caseload and takes responsibility for training new team members across the firm, not just in her current department.
