What is Conveyancing?

A beginner’s guide to conveyancing.

Conveyancing is the legal process of transferring ownership of a property from one person to another. It applies whenever a residential property is sold, purchased, remortgaged or otherwise legally changed in ownership.

The process involves several important steps including drafting and reviewing contracts, carrying out property searches, raising and responding to legal enquiries, exchanging contracts to make the transaction legally binding and finally completing the transaction so that you can move into your new home or release the funds from your sale.

A qualified conveyancer or conveyancing solicitor manages this process on your behalf, ensuring that your interests are protected at every stage and that your transaction complies with all legal and regulatory requirements.

If you are new to the process and would like to understand it in more detail, please follow our simple Conveyancing Process Guide which sets out exactly what happens at each stage and how long it typically takes.

One Hundred Per Cent Price Transparency

We promise complete pricing transparency. We break down every item on your quote, explain it and keep it visible on your secure online portal throughout your transaction.

While we always aim to deliver on our original quote, changes can occasionally arise during the conveyancing process, for example, where a property has unusual title issues or where extra searches are required. In these cases, we will always inform you as soon as possible and explain the cost implications before any further work is done. Throughout the process, we guarantee no hidden charges and no surprises.

No Sale, No Fee Promise

Subject to the following conditions, MJP operates a No Sale, No Fee policy:

  • Payment of the £200 legal fee deposit, and
  • In the case of a purchase, payment of search fees where applicable.

For the avoidance of doubt, if the transaction should abort, the £200 deposit and any search fees will not be refundable. No further fees in this event will become payable.
